Tyre Leaching (Warranty Exclusion)

What Is Tyre Leaching?

Tyre leaching, also known as plasticiser migration, is a recognised industry condition that can affect epoxy and polyurethane floor coatings.

Modern vehicle tyres contain flexible rubber compounds and plasticisers. When tyres heat up during driving, these compounds can transfer into resin coatings when parked, causing visible staining or marking.

This is a chemical interaction from the vehicle tyre, not a failure of installation or materials.

Typical signs may include:

  • Brown or yellow tyre shadows
  • Dark parking marks
  • Stains that cannot be removed by normal cleaning
  • Cosmetic discolouration where tyres sit

Why This Is Not Covered Under Warranty

Tyre marking occurs due to external chemical interaction between tyre compounds and the coating surface.

Because tyre composition, driving heat, and parking conditions are outside installer control, this condition is not considered a coating defect.

The flooring system remains structurally sound and fully adhered.

  • Tyre leaching is more likely when:
  • Vehicles are parked immediately after driving
  • Tyres remain stationary for extended periods
  • High-performance or soft compound tyres are used
  • Coatings are within early curing stages
  • Matte or satin sealers are installed

Warranty Exclusion

The following are specifically excluded from warranty coverage:

  • Tyre staining or discolouration
  • Hot tyre pickup or plasticiser migration
  • Rubber or synthetic material marks
  • Cosmetic changes caused by parked vehicles

These conditions do not indicate coating failure and do not affect performance or adhesion.

Prevention Recommendations

While not fully preventable, risk may be reduced by:

  • Avoiding parking immediately after long drives during early cure
  • Rotating parking positions periodically
  • Using parking mats or sacrificial pads under tyres
  • Regular cleaning and maintenance

Frequently Asked Questions
Can tyre marks be cleaned off?
Some marks may lighten with specialised cleaners, but chemical staining can be permanent.

Does this mean the coating failed?
No. The coating remains structurally intact. The change is cosmetic only.

Do all epoxy floors experience this?
Not always. It depends mainly on tyre chemistry and vehicle use, which varies widely.

⚠ Industry Notice:
Tyre marking is a well-known behaviour across epoxy, polyurethane, and concrete sealers worldwide and is not unique to any installer or product.

Installation Terms & Conditions

The Client and FloorON both agree to be bound by these Terms and Conditions for the installation. The Installation Methodology and Acceptable Standards for the finished floor are governed by the following:

  • All our systems are Manufacturers Installation Recommendations
  • Australian Standard AS/NZS 2311:2017 Guide to the Painting of Buildings

FloorON will grind and coat the slab we DO NOT level it. So the coating will follow the slight imperfections of the floor. Many of these imperfections are imperceptible, or difficult to see, when the concrete is uncoated. Once the floor has a gloss top coat on the surface it can highlight these inconsistencies in the finished floor level.

These imperfections may include differences in finished floor levels across the slab, cracks and holes or rain-effected concrete.

The relevant Australian governing bodies allow for these imperfections in slabs through documented tolerances. No slab is ever perfectly flat like a mirror.

Image 1 below is an example of a floor being assessed incorrectly using critical or directional light

Surface Inspection Guidelines & Industry Standards

As per Australian Standard AS/NZS 2311:2017, the proper assessment of an epoxy-coated floor must be conducted from a distance of at least 1.5 meters, without glancing or parallel light affecting the surface. This means that during inspection, the garage door must remain closed, and only overhead diffused or non-directional lighting should be used.

Inspection Standards:

  • The floor should be viewed under non-critical
    lighting conditions
, meaning that direct sunlight, LED lights,
flashlights, or any other directional light sources must not be used

    for assessment.
  • Slight variations in color, texture, or finish
    do not constitute defects.
  • Inspecting at close range or under artificial
enhancement (such as glancing light or substrate-level inspection)
    can
create unrealistic expectations that do not align with industry
    standards.

Following these guidelines
ensures a fair and accurate evaluation of the floor’s final appearance.

Terms & Conditions – Epoxy Flooring Installation

1. Surface Preparation & Additional Treatments

  • If the concrete is soft or powdery, a densifier may be required to harden it before applying the coating. This is not included in the contract price and will be discussed with the client before proceeding. Additional costs will apply.
  • If the concrete slab has excessive moisture, a Colloidal Gel may be required before coating can be applied. This is not included in the contract price and will be discussed before commencement. Additional costs will apply.
  • Concrete surfaces previously covered by vinyl, carpet, tiles, or other coatings are subject to moisture and MOHS hardness testing before work begins. If latent conditions are found, additional remedial work may be required at an additional cost.

2. Site Access & Client Responsibilities

  • The client must provide power and unrestricted access to the installation location. Failure to do so will result in additional costs.

3. Epoxy Coating Characteristics & Expectations

  • The epoxy clear topcoat is a thin application. If the surface appears shiny under a flashlight, the coating has been applied according to the manufacturer’s recommendations.
  • Due to the nature of the flake broadcast process, the final appearance may vary based on viewing angle, time of day, wind, humidity, and sunlight exposure during installation.
  • The coating may feel rough to the touch, but this texture is normal when walking on it. This roughness is caused by aluminum oxide additives for slip resistance.

4. Industrial Nature of Epoxy Coatings

  • This is an industrial-grade coating, not paint. It cures rapidly, making it difficult to apply with perfect detailing. If highly intricate areas need coating, this system may not be suitable.
  • White & Black epoxy floors are not recommended for garages as they easily show dirt, tire marks, wet vehicle tracks, and pet hair.
  • Epoxy floors require vigorous cleaning using a scrubbing brush and warm soapy water. Only pH-neutral, non-corrosive cleaning chemicals should be used—failure to do so will void the warranty.

5. Residual Flakes & Post-Installation Appearance

  • Due to the nature of the installation process, some excess flakes may be left around your property (e.g., garden beds, driveways, and workbenches). Approximately 5.2 million flakes are installed in an average double garage, and while we make every effort to clean up, some may remain.

6. Definition of a Defect

As per Australia Standards and Tolerances Guide (May 2019, Section 13.5):

“With the exception of exterior semi-transparent and exterior clear finishes, and unless documented otherwise, coatings are defective if a large proportion (in excess of 10%) of the painted area fails by lifting, blistering, flaking, or allows water penetration into the building.”

A 10% defect retention applies to the final invoice. Defects will not be reviewed or rectified unless the final invoice has been fully paid.

7. Installation Process & Communication

  • The coating process is time-sensitive due to the chemical properties of products.
  • During installation, we cannot engage in discussions, as this is a mission-critical period requiring full concentration to ensure proper application within the limited working time. We appreciate your understanding.

8. Potential Installation Risks & Liability

  • Despite our best efforts, unexpected issues may occur, such as epoxy flicking onto a wall or minor scratches on a cupboard door.
  • We will rectify any reasonable damage or provide fair compensation as needed.

9. Dispute Resolution

  • All unresolved disputes will be handled exclusively by FloorON Inspectors, whose decisions will be final and binding on all parties.

10. Epoxy Odor Disclaimer

Epoxy coatings may produce noticeable odors during and shortly after application. Customers acknowledge and understand the following:
  • Temporary Odor: The smell is temporary and typically dissipates within 7 days after application, depending on ventilation and drying conditions.
  • Ventilation: It is recommended to provide adequate ventilation during and after the application process to help disperse the odor.
  • Health Considerations: Individuals sensitive to strong odors, including children, pets, and those with respiratory conditions, should avoid the area during and shortly after the application.
  • No Liability for Temporary Discomfort: The company is not liable for any temporary discomfort, including headaches, dizziness, or nausea, resulting from exposure to epoxy odors during the curing process.
  • Customer Responsibility: It is the customer’s responsibility to follow recommendations for ventilation and acknowledge the application process.
  • If you are sensitive to smell please let us know in advance, we will do our best to accommodate.

11. Acceptance of Terms
  • Unless we receive written communication from you before installation begins, it is understood that you agree to all Terms and Conditions stated in this document.

By proceeding with the installation, you acknowledge and accept the conditions outlined above.
